Design Review / Alterations

 
All exterior modifications and alterations are governed by the Association's governing documents and design guidelines. The guidelines allow for creativity and personalization while protecting your property values and preserving the character of the community.  Most visible changes to your home require advance approval by the Design Review Committee. Visible is defined as "seen from the street, neighboring property, or through an open view fence". 
 
Please be sure to review the architectural guidelines on your project request, complete the linked Design Review Submittal below, and submit with supporting documents (noted below) required for a request to be reviewed. 
  • A complete description of the project including materials, material manufacturer, colors, etc.
  • Diagram showing the location of modification, dimensions (including height), and distance from walls/home/easements.
  • Photo/Image/Sample of addition/alteration (paver, security door, screens, paint color, pergola, or other item to be installed). A brochure can be helpful, which may contain images and colors as well as dimension. Samples and brochures will not be returned.
  • Photo of area to be changed, full front or backyard area depending on location of modification.

CC & R's 3.1 Approval Required

3.1       Approval Required. 
(a)               No Construction or Modification shall be made or done without the prior written approval of the Design Review Committee; provided, however, that the provisions of this Article do not apply to, and approval of the Design Review Committee shall not be required for, any Construction or Modification or any other work made by, or on behalf of, the Declarant or by, or on behalf of, any Person who controls, is controlled by or is under common control with the Declarant.  Neither the Association nor the Design Review Committee shall have any authority or control over any Construction or Modification or any other work made by, or on behalf of, the Declarant or by, or on behalf of, any Person who controls, is controlled by or is under common control with the Declarant. Neither the Association nor the Design Review Committee shall take any action that would restrict, impede or interfere with the development of the Project, the construction of Improvements on the Common Areas or any Construction or Modification or any other work made by, or on behalf of, the Declarant or by, or on behalf of, any Person who controls, is controlled by or is under common control with the Declarant.

Design Review Submittal Form

Before beginning any work, approval is required for all landscaping and exterior changes, including painting, paver walkways, outdoor lighting, new plants, or permanent structures (i.e., ramada, patio cover, play structures).
 
Complete the online Design Review form and submit along with all required documents, sketches, pictures, design plans, etc. for your project request to be reviewed. 

House Painting Process

 
To keep the community looking its best, homeowners are encouraged to repaint their houses every seven years. 
 
If you are in the new phase that is currently under construction, reach out to Fulton Homes directly for your MyFultonHome login information to view your current paint scheme. For owners in the original phase, please follow the steps listed below. 
 
A Design Review form is required for all house paintings, whether using the original exterior color or a new color scheme within the home's approved color matrix.  

 
STEP 1: Locate your home address by clicking on the links below. Make note of what series your home is in (Boston and Main, Central Vermont or Santa Fe). These links will show you your original paint scheme, based on your address.

STEP 2: Choose one of the paint schemes available for your series by clicking on the appropriate color matrix link below. Please note that the color schemes may not be combined. Only the colors within one scheme may be used*. To determine your home's color matrix palette, please refer back to Step 1 and locate your home address.

STEP 3: Fill out the Design Review form and allow 1 to 2 weeks for approval. A formal letter for your files will be emailed to you. If painting the same color, please note this in the scheme selection section.
 
 
*The colors shown on the Color Matrix image may look different on your screen than they do in person. For accurate color matching, please visit Sherwin Williams to view or obtain a physical sample if needed.
